The Glenfield development in Ullapool comprised the delivery of 15 private homes, including a mix of bungalows, cottage flats and semidetached villas. The project emerged from Compass’ ownership of land adjacent to a Highland Council development site, presenting an opportunity to create a more cohesive and efficient residential scheme through collaborative working.
Following discussions with Highland Council, it was agreed that the adjoining landholdings would be combined and taken forward as a single, integrated development. Planning consents were obtained for the site as a whole, allowing both the private and Councilowned elements to progress concurrently. In addition to the 15 private homes at Glenfield, Compass delivered the Council’s adjacent site on a design and build basis, comprising 34 affordable housing units, bringing the total development to 49 homes.
Construction commenced in June 2018, with all works completed by February 2020. The development was delivered through a progressive build sequence aligned with the affordable housing programme, ensuring that infrastructure and statutory requirements were met in parallel while enabling the private homes to be delivered in line with market demand. Strong sales performance supported this approach, allowing the private units to progress in step with the affordable housing delivery.
Compass’ role across both sites enabled close coordination of infrastructure, phasing and programme management, ensuring efficiencies in delivery and minimising disruption. This integrated approach allowed the requirements of the Council contract to be met in full, while also responding to the expectations of private purchasers.
Where build stage allowed, client choice was offered on the private homes, with ongoing liaison between Compass and purchasers to tailor layouts and finishes to individual requirements without compromising programme or quality standards.
The Glenfield project demonstrates Compass’ ability to successfully integrate private and affordable housing delivery, working collaboratively with local authorities to create unified developments that maximise land use, programme efficiency and community benefit while delivering highquality homes across all tenures.
