Kinellan, Strathpeffer

The Kinellan development in Strathpeffer comprised the delivery of four semidetached villas, constructed as a contractual requirement within a wider Highland Council tender for the provision of 38 affordable housing units of mixed tenure. The villas formed an integral component of the overall scheme, supporting the Council’s housing delivery objectives while contributing to the sustainable growth of the local area. 

The project was delivered during the Covid19 pandemic, presenting a range of operational and logistical challenges. Compass implemented enhanced site management procedures to ensure compliance with evolving public health guidance, prioritising workforce safety while maintaining progress on site. Flexible programming, proactive supplychain management and careful sequencing of activities were key to mitigating disruption and reducing inefficiencies during this period. 

Sustainability and environmental responsibility were central to delivery. Construction activities were carefully planned to minimise waste, unnecessary rework and transport movements, with materials procurement managed to suit the constrained and uncertain conditions of the pandemic. This approach supported both programme resilience and reductions in embodied carbon associated with abortive works and overordering. 

The site’s proximity to an active red kite nesting area required particular care and environmental sensitivity. Works were temporarily paused while specialist ecological surveys were undertaken to confirm that the nest was no longer occupied by young birds. This ensured full compliance with wildlife protection requirements and demonstrated a commitment to responsible construction practices that respect local biodiversity. Once clearance was confirmed, works recommenced in a controlled and considered manner. 

The villas were delivered to a high standard and integrated seamlessly within the wider affordable housing development. Despite the combined pressures of Covidrelated constraints and ecological considerations, Compass successfully coordinated statutory compliance, environmental stewardship and programme recovery. 

The Kinellan project demonstrates Compass’ capability to deliver smallscale residential elements within larger publicsector frameworks, maintaining strong sustainability credentials, environmental awareness and build quality even under exceptional circumstances. It reflects a resilient, responsible approach to construction that balances client requirements, environmental protection and community impact.
